The single most important function of plants
in the common area of building property is to
establish ambience and character. This is paramount
not only for the tenants but for their clients
as well. The reception to an office is its first
port of call. It has to say a lot. In a multi-tenanted
building the foyer becomes an extension of that
reception, for every tenant in the building.
Property management has become much more than
ensuring the building is secure and the lifts
are functioning.
The high degree of competitiveness in the commercial
rental area necessitates a building presenting
well.
Many new buildings are required under the provisions
of their approval to provide external landscaping
and this, as much as anything, defines the character
of the building.
The internal planting, whether in the nature
of built in gardens or free standing specimens
should reflect this character.
They should also be physically in keeping with
the dimensions of the space.
The plant selection should take into account
the prevailing conditions including potential
temperature variations, seasonal light variations,
probable traffic flow, especially in peak conditions
and the configuration of the space itself.
Above all, whether indoor or out, planting must
be kept at optimum presentation for the very reason
that they will be seen as a reflection of the
tenants themselves.
